I’m a seller
No, this is not automatic. If you don’t want us to continue marketing after the 30-day period, all you need to do is serve us notice on day 21 of the 30-day marketing period. As we are in regular communication with you throughout the sale, it is very unlikely that you will miss this date. However, if you should forget to serve notice, all we do is roll out our service for another 30 days. There is no penalty to worry about and, as always, we will sell your house for free and cover your legal costs.
If you want to accept an offer lower than the agreed marketing price, we will work with you and the buyer to come to an agreement that suits all parties.
Yes, we have a network of over 20,000 investors that we will market your property. But we don’t just limit our marketing to investors. We have a vast range of buyers including home buyers and homeowners looking to purchase an additional residence, all of whom are motivated and pre-qualified. In addition to this, we also market the property on all the major portals, including Rightmove and Zoopla. We don’t limit exposure – we get your property out to everyone and sell your house online in a timeframe that suits you.
We achieve a buyer within 30 days. Completion happens as soon as possible thereafter. Whilst we can (and have) completed on properties within the 30 days, each sale is dependent on the time requirements of the buyer and seller. Regardless, our carefully cultivated network of solicitors and mortgage brokers are on hand to streamline the process and tie up your sale, whether you want to sell your house fast or do not have any time constraints.
Yes. We can manage your buyer’s expectations from the outset to cater to your timeframe.

The incumbent property owner is required to provide any purchaser with a leasehold management pack and will be required to cover the cost of this.

No, we cover all the marketing costs of the property, including photography and floorplans. You will never have to pay a penny when selling with SOLD.CO.UK.
We can take on properties that require an EWS1 form, however we will need to take this into account when pricing the property. We have some processes which guarantee a property sale and others that don’t, which suit homeowners that require flexibility or aren’t up against a time constraint to sell. We do ask for exclusivity for the 30 days whilst we market your property. If you are using an online listing company, you should have the option to pause their service. This means you shouldn’t incur a cancelation fee whilst you let us handle the sale of your home.
As a proactive agent, we spend considerable funds on marketing your property and finding a buyer. This includes all marketing materials and outreach. Therefore, we ask that you don’t use another estate agent whilst we do this.

Yes, we can host virtual viewings for a property, and we also provide a video tour for every property we list. You can also visit in person. We are able to offer viewings that suit our customers best. We can also offer you an online house valuation to make things even easier.
We are required by law to ensure we have full transparency on who our buyers are. As part of our legal due diligence, we ask for all offers to be provided in writing.
If you rely on a property sale in order to fund your purchase, your property must be under offer and proceedable in order to view one of our listings. We do this to protect the interest of our sellers, to mitigate against the risk of disappointment.
“Offers in excess of” simply means that the seller will only consider offers above the amount stated. This is to guide you to the level that a seller will review seriously.
No. There are no additional costs on top of the agreed price you purchase the property at.
