A ‘TA6 form’ is a one of the most important ones.

Keep reading to find out what it is and how to fill it out.

What is a TA6 Form?

A TA6 form (also known as a Property Information Form) is a form sellers fill out for buyers. It gives buyers information about key details relating to the property.

You must be honest when you complete a TA6 form. It will involve details about accessibility, parking, and building works.

It’ll also cover disputes with neighbours and environmental matters.

If you mislead your buyer in this form, they can take action against you. It could cost you thousands of pounds.

What’s included in the TA6 Form?

Property details

You’ll need to give key details about the property. This includes:

  • Council tax band
  • Square footage
  • The number of bedrooms.

Tenure

You should specify the type of ownership that’s attached to this property. The most common examples are:

(Another, less common form, is commonhold.)

Accessibility

If anyone has a right of access to your property, you must make this clear.

Especially if it’s stated in law. And you should give information about accessible features for people with limited mobility, too.

Parking

Your buyer wants to know how many parking spaces come with the house.

This should include whether these are allocated, and if it’s possible to buy more.

They’ll also want to know where this parking space is, and any permits required.

Building works

If work is ongoing in the building, then give details about this.

You should also give an overview of past building works, such as:

Disputes with neighbours

You must give details about neighbour disputes.

This includes what happened, and with whom. If it went to court, then documentation around this will be needed.

Environmental matters

This section refers to any natural elements related to your property. Examples include:

Services

This refers to electricity, gas, water and more. Your buyer wants to know who the provider is.

Is a TA6 form a legal requirement?

No, this is not a legal requirement. You cannot be sued for failing to complete this document.

Almost all solicitors strongly encourage you to complete the form. It avoids misunderstandings and gives protection to everyone involved.

You may also find that a buyer refuses to press ahead with a deal unless the TA6 form is completed. They could choose to walk away, if they’re nervous that they’re being deceived.

Keep in mind that you cannot lie about your property, whether a TA6 is completed or not.

Filling it out accurately puts your answers in writing and thus gives you protection.

Who completes a TA6 form?

The seller of a house completes the TA6 form. It is then given to the buyer, so they have all the details they need.

Where do I get a TA6 form?

Your solicitor should provide you with a TA6 form as part of their service. You could also find a copy of the document online, with many solicitor’s firms selling this at a small fee.

Do I need to pay extra for a TA6 form?

Not usually. Your solicitor should include this as part of the service you pay for.

If you’re doing your own conveyancing, then you may need to pay a small fee via some platforms to get a copy of the document.

When is a TA6 form completed and sent over?

The TA6 form is completed quite early in the selling process.

It’s usually the first thing the seller does once an offer is accepted from a buyer. You could even complete it before an offer is received, to speed things up.

Can I change my mind after completing the TA6 form?

Yes, this is possible. It only tends to happen when you learn that information you provided initially was incorrect.

This shouldn’t have been done on purpose.

You should inform your solicitor straight away. They can then guide you in amending your form.

Once the exchange of contracts occurs, your TA6 form is binding. Make sure that amendments are done before this.

Is a TA6 form complicated to fill out?

Not really. The form is long, and there’s a couple of sections which can be complicated. But almost all sellers do it, so it’s within your capability.

When you run into trouble or feel confused, make sure to speak to your solicitor.

They can answer your questions and stop you from making a mistake. They could also proofread your answers at the end.

Can my solicitor complete a TA6 form for me?

Yes, this is possible. Although most solicitors charge more for offering this service. It could also significantly slow down the process, since they won’t be as familiar with the house as you are.

Is a TA6 form legally binding?

Not initially, but once it becomes part of the contract of sale, it then becomes binding.

So, you can make amendments up until exchange of contracts. But once that exchange occurs, it’s binding.
